First you need to sign up for a free account which grants you access to our website and services. This allows you to get a good understanding of our product and services as well as allowing you to proceed with the simple 5-step process that ultimately grants you full access to the website and creates your free listing on the Virtual Commercial platform. You can create your free listing and marketing brochure in a matter of minutes or come back at a later time and your previously entered information will be saved ready for you to continue. Virtual Commercial is the idea of an experienced commercial agency director, who understood the true costs and methodology involved with commercial property sales and lettings. We have created a service that is extremely useful not only to an experienced commercial property owner but also to a complete beginner. By enabling our clients to actually take control and responsibility for the listing, we only need to charge for the services we provide.
We provide all the tools and support for a property owner to complete the sale or the letting themselves. Therefore a property owner will be required to provide their own property information and conduct viewings. However don’t worry if this is still too much as you can purchase our viewing service (singles or multiple) offered throughout England & Wales. If you need the negotiation of terms and deal progression taken care of we include this in the Professional Pack or you can upgrade the Marketing Pack.

Our phone line is open 24/7 365 days a year and every enquiry is permanently saved in your Leads section. We allow you to propose or receive viewing requests with all applicants and we make it simple to track progress of your offers. All viewing requests are scheduled in your Virtual Commercial Calendar so you can confirm a time that suits you at the click of a button and you can mange your viewings in the calendar, which can be exported to your phone as well as tracking received offers. We can also arrange and attend viewings anywhere in the UK as a purchasable service.
Selling or renting your commercial property is like selling a residential property but with a few more regulations and for those who have never sold or let a commercial property we recommend they consider our Professional Pack. For those on our Professional Pack all you need to do is show applicants around your property and when someone wants to make an offer we step in and take care of the process from there. On the basis that you already own an Energy Performance Certificate and are happy to show people around your property, our fees include everything you will need. There are additional services and products that can be purchased but are not obligatory, such as plans, viewing services, photography, inventory and more.
We will advertise your property on the leading commercial property websites including but not limited to Zoopla, Estates Gazette, PrimeLocation, Realla, and others. We also use B2B agent only platforms such as Estate Agents Clearing House and CoStar. We are continuously trialling other advertising platforms and services that may be included as part of the package.
Your time period only starts from the time you publish and your listing is live. You are free to make any changes and preview your listing until you are completely satisfied with no limit on the number of edits. Professional Pack clients will remain live for 12 months and Marketing Pack clients is offered on a 6 calendar month subscription that can be cancelled anytime from your account, up to the day before the renewal takes effect.
Marketing Pack clients can list multiple spaces within the same building and edit the availability of units as they become let or available during the term of the instruction. Within the Professional Pack each space that is to be separately let or sold must have its own individual listing, you can list multiple floors and spaces but the listing must be for one sale or letting and not available in part. We offer discounts for multiple Professional Pack listings, if you have multiple spaces please contact Virtual Commercial to discuss your requirements.
It is a legal requirement to have an Energy Performance Certificate (EPC) if you rent or sell a commercial Premises. If you already own a valid EPC you can upload it after the 5-step upload process. You can purchase an EPC through Virtual Commercial at the point of purchasing a package; we will provide a quote based on the size and other factors. We allow clients 28 days from the date of publishing the listing to provide an EPC for the property.
When you choose to publish your listing, we review the property listing, provided identity and title documents. We then upload the property information and brochure to all property websites with brochure and photographs. We will send you links to review your listing and please then let us know if you require further edits. Your listing is now considered live and you can expect to receive enquiries for your available property.
We do not include a marketing board as standard but these can be purchased throughtout the UK for an additional fee of £50 excl. VAT. The marketing board is 4X3ft and single sided, once you have purchased the board, we will contact you to arrange fitting. Included with the board is the installation, insurance and removal of the board at a later date. We are able to provide a quote for larger, V-boards, or bespoke boards and banners. All boards will feature a brief description of the property and a 24hour free phone number for the property enquiries.
We allow every aspect of the property to be edited post publication. Please unpublish the property, make your changes, then save your changes and publish. We will be notified that changes have been made and will edit your live listing and brochure accordingly.
Our marketing Pack and Free Pack is available to all commercial property owners throughout the United Kingdom in its entirety. Professional Packs are only offered for commercial property throughout England and Wales in their entirety.
Absolutely. In the same way you can submit your tax return without being a chartered accountant you can sell your commercial property or business yourself without being a surveyor, qualified or otherwise. We simply allow you to do this to a professional standard.
Yes, you can market your property with an agent at the same time. We recommend that you negotiate so that a commission fee is only paid on the successful introduction of a tenant or purchaser and not on a ‘sole agent’ basis. This is the way we operate which we think is much fairer. A sole agency agreement with a traditional agent can mean you will still have to pay a fee even if Virtual Commercial finds the tenant or purchaser. This should be discussed in advance before instructing the traditional agent.
You can purchase a Virtual Commercial Pack at any time but be aware that the agreed terms with an estate agent will apply. If you have a ‘sole agent’ agreement this can mean you will still have to pay a fee even if Virtual Commercial finds the tenant or purchaser. However if you have a ‘multiple agent’ agreement these will normally be written in such a way that a fee is only paid on a successful introduction by the agent. Look at your signed agreement and consider the available options. Remember you can always uninstruct the traditional agent from the ‘sole agent’ basis and renegotiate the agreed terms.
Our industry leading reference reports will provide you with a detailed look into your tenant’s or purchaser’s history. With all offers made through our platform the tenant or purchaser agrees to pay the upfront cost for individual and company financial reference reports. For offers not made through our platform, clients can purchase additional reports. We also provide a detailed guide with the necessary templates to allow you to take up professional references on a tenant or purchaser.

Absolutely. Our website is HTTP Secure (HTTPS) this is a secure protocol for communication over the Internet. All information is kept secure and we do not sell or profit from your information.
As part of our service you are provided with a Virtual Commercial inbox linked to a email of your choice where you will receive leads interested in your property. Your linked email will receive a copy of the correspondence sent to your Virtual Commercial inbox. We will also be in touch to monitor and discuss the progress for Professional Pack clients to advise on the disposal. You may also be contacted by third party suppliers of purchased Virtual Commercial services, e.g. for installing the marketing board or booking a time for an EPC or photographs.
We use Stripe to provide a secure and reliable payment system. Using Stripe ensures we meet the strict PCI-DSS requirements for payments. Stripe is certified to PCI Service Provider Level 1, the most stringent level of certification. Virtual Commercial stores no payment data on our servers.
Our platform works on all current browsers and operating systems. We recommend Chrome, Safari or Firefox and that you keep your operating system and browsers up to date. Please be aware that Microsoft Explorer has been discontinued and you will likely encounter issues limiting functionality if used to access Virtual Commercial.
Our platform is fully mobile enabled. Anything you can do on your laptop or desktop computer can be achieved on a tablet or smartphone using a current and up to date browser. For optimal use larger screens are recommended.
