This allows you to get a good understanding of our product and services as well as allowing you to proceed with the simple 7-step process that ultimately grants you full access to the website and creates your listing. You can create a brochure in a matter of minutes or come back at a later time and your previously entered information will be saved ready for you to continue. We have created a service that is extremely useful not only to an experienced commercial property owner but also to a complete beginner. By enabling our clients to actually take control and responsibility for the listing, we only need to charge for the services we provide.
We provide all the tools and support for a property owner to complete the sale or the letting themselves. Therefore a property owner will be required to provide their own values and property information, conduct viewings and negotiate the terms.

Every enquiry is permanently saved in your Leads section and you can mange your viewings in the calendar, which can be exported to your phone as well as tracking received offers. We allow you to draft professional Heads of Terms documents by providing a clear template for the type of sale or letting with guidance notes.

On the basis that you already own an Energy Performance Certificate, the Starter Pack includes everything you will need. Our fees are charged up front and we take no commission from any sale or rent value on completion. There are additional services and products that can be purchased but are not obligatory, if you do not require or already own them.
We will advertise your property on the leading commercial property websites including but not limited to Zoopla, Estates Gazette, PrimeLocation, Novaloca and Movehut and others. We are continuously trialling other advertising platforms and services that may be included as part of the package.
The duration of each Pack, unless otherwise stated, is for 12 months. The 12 months only starts from when you publish the advert, so you benefit from a full year of advertising. If you want to review or make changes to the listing you are free to do so without a time constraint until you publish the listing.
Each space that is to be separately let or sold must have its own individual listing. You can list multiple floors and spaces but the listing must be for one sale or letting and not available in part. We offer discounts for multiple listings, if you have multiple spaces please contact Virtual Commercial to discuss your requirements.
It is a legal requirement to have an Energy Performance Certificate (EPC) if you rent or sell a commercial Premises. If you already own a valid EPC you can upload it during the 7-step process. You can purchase an EPC through Virtual Commercial at the point of purchasing a package; we will provide a quote based on the size and other factors. We allow clients 28 days from the date of publishing the listing to provide an EPC for the property.
We monitor and review all listings to find any obvious mistakes or errors and to ensure a high standard for all brochures. When you choose to publish your listing, we review the provided information and ensure that the content is sent through to all property websites with brochure and photographs. We will then contact you regarding the fitting of the marketing board.
Your listing is now considered live and you can expect to receive enquiries for your available property.
The marketing board is 4X3ft single sided and can be upgraded to a dual sided ‘V’ board. Once you have purchased the Pack, we will contact you to arrange fitting. Included with the board is the installation, insurance and removal of the board at a later date. We are able to provide a quote for larger or bespoke boards and banners.
All boards will feature a brief description of the property and a 24 hour freephone number for the property enquiries.
We allow every aspect of the property to be edited up until publication. To prevent abuse of the system certain fields are blocked to the user post payment but we are able to make these edits ourselves upon request.
You can sell or let any commercial property throughout England and Wales in their entirety.
Absolutely. In the same way you can submit your tax return without being a chartered accountant you can sell your commercial property or business yourself without being a surveyor, qualified or otherwise. We simply allow you to do this to a professional standard.
Yes, you can market your property with an agent at the same time. As you will have the marketing board and online marketing covered, we recommend that a commission fee is only paid on the successful introduction of a tenant or purchaser and not on a ‘sole agent’ basis, which can mean you will still have to pay a fee even if you find the tenant or purchaser and do all the work yourself. This should be agreed in advance before instructing the agent.
You can purchase yourself a Virtual Commercial Pack at any time but be aware that the agreed terms with an estate agent will apply. If you have a ‘sole agent’ agreement this can mean you will still have to pay a fee even if you find the tenant or purchaser. However if you have a ‘multiple agent’ agreement these will normally be written in such a way that a fee is only paid on a successful introduction by the agent. Look at your signed agreement and consider the available options. Remember, you can always attempt to renegotiate the agreed fee to account for you doing the viewings and providing both the online and physical marketing.
We provide a detailed guide with the necessary templates to allow you to take up professional references on a tenant or purchaser. In addition credit check reports on an individual or business, can be purchased through our platform.
Typically commercial property transactions from start to finish take 6 months if they go through at the first attempt. Our 12 month package duration is offered to ensure there is no time constraint and should the first sale or letting not complete you have enough time to secure another purchaser or tenant.
In the rare instances of it taking longer than 12 months to sell or let your property, we will be in touch to assist and review the reasons for it not having been sold or let. Extensions to the advertising are available on a case-by-case basis.

As part of our service you are provided with a Virtual Commercial inbox linked to a email of your choice where you will receive vetted leads interested in your property. Your linked email will receive a copy of the correspondence sent to your Virtual Commercial inbox.
You may also be contacted by third party suppliers connected with Virtual Commercial as part of the provided services, e.g. for installing the marketing board or booking a time for an EPC or photographs.
