What Can I Sell Through Virtual Commercial?

 

I. Overview

Virtual Commercial allows you to dispose of every commercial property type yourself for a low cost fee and no commission on completion. 

What ever you are selling you need to ensure you reach the widest audience, Virtual Commercial with its combination of modern and traditional approaches ensures you reach the widest audience when marketing your property.

We offer six disposal types that cover every type of commercial property holding. The various sections and property brochure will vary depending on the disposal type.

We summarise the types below:

 

II. New Lease

Select this option when you are offering a completely new lease, that as a Landlord you are entitled to grant. The new lease is for the granting of ownership of a defined area of land or property for a defined period of time, subject to a charge or rent.

The new lease can be either a new head lease directly from the freeholder or a new sub-lease from an existing leaseholder. The landlord may or may not be the Freeholder as you can often see an unlimited chain of Landlords and Tenants, referred with the prefix of Superior and Sub. 

This option is to be selected when no premium is sought in connection with the lease. 

This is not to be used for long leasehold or virtual freehold disposals or leases longer than 99 years.

 

III. Existing Lease (No Premium)

Select this option when you are offering an assignment of an existing lease. You must be an existing tenant and have the ownership of the lease and have the necessary authority and/ or consent to assign. The lease can be any type of existing lease whether a head lease or sub-lease.

This option is to be selected when no premium is sought in connection with the lease. 

This is not to be used for long leasehold or virtual freehold disposals or leases longer than 99 years.

 

IV. Leasehold (with premium)

Select this option when you are offering a lease and a premium is sought. The lease can be either a new head lease directly from the freeholder or an assignment of an existing lease.

This option is to be selected when a premium is sought for fixtures and fittings or in connection with the lease, due to valuable lease terms or location.

This is not to be used for long leasehold or virtual freehold disposals or leases longer than 99 years.

 

V. Business for Sale

Select this option if you are want to market the sale of your business with either a leasehold or freehold property included within the sale. 

We provide sections that allow you to include additional information about the business being marketed and the business valuation.

 

VI. Freehold & Virtual Freehold

Select this option when you are selling your vacant freehold, long leasehold property or virtual freehold property.

This option is to be used for properties sold with full vacant possession on completion. 

If for example part of the space is let to a tenant(s), i.e. a rented flat is included in the sale, then you must select an Investment disposal.

 

VII. Investment – Part or All is Income Producing

Select this option when you are selling a freehold, long leasehold property or virtual freehold property, which is all or part income producing.

Always select this option if there is at least one tenant who pays rent and will remain in occupation once the sale has completed. We will provide the necessary template for you to provide the tenant and income information.
